You are probably now aware that the there is a 14 day quarantine period for UK citizens returning to the UK after they have visited Spain.
What to do if you are moving to Spain and are concerned about the Coronavirus travel restrictions? At the time of writing the United Kingdom has not done a deal with the EU and the Brexit transition period will end on 31.12.20. You can of course still move to Spain after the end of the transition period but the residency or residencia requirements will be more onerous and if you are in a position to move here before the end of 2020 I would advise you to do so.

You can of course rent or buy in Spain and if you are living here you can apply for your residencia. Of course you need to be living here and attend the residencia appointment in person, the new travel restrictions imposed by the UK government make it difficult to come to have a look for property. My advice has always been to rent first as you get to see if you like the area and often you find a better price to buy a home in Spain by word of mouth.
So what can be done whilst you are in the United Kingdom? Well we can open a bank account for you and obtain an NIE number and start to prepare the residencia paperwork, and arrange health insurance. We can even check the leases for a potential rental but we would advise having a look in person first. Property can even bought without you travelling to Spain but we would advise against this. We can even arrange a survey of a potential property.
Remember that if you are buying a holiday apartment or villa then you can still visit Spain post the transition period it’s just that as things stand at the present time you will only be able to visit for 90 days in a 180 day period from 1st January 2021, unless you are resident. Note that you can be resident in Spain without being a tax resident. You become a tax resident in Spain if you spend more than 183 days in Spain during the Spanish tax year which runs from January to December. At Just Law Solicitors we have a specialist tax advisor.
